Dubai is often discussed as a single property market, but the city’s buyers are anything but uniform.
A professional looking for a furnished apartment in Business Bay is making a very different decision from a family considering Al Furjan or an overseas buyer interested in branded waterfront property. Satish Sanpal’s ANAX Developments appears to be building around those differences rather than applying one residential formula across every location.
Sanpal has described V-Suites, ELLE Residences and Evora Residences as projects with “its own identity, its own style, and its own purpose.” (Satish Sanpal) That idea is visible across the company’s current portfolio.
V-Suites and the urban buyer
V-Suites is ANAX’s Business Bay proposition. The project offers furnished studios and one, two and three-bedroom residences in one of Dubai’s busiest commercial districts, with access to the canal, Downtown Dubai, DIFC and the city’s wider business network.
The positioning is clearly urban. ANAX describes the residences around executive living, convenience and design, with interiors by Venetian Enrico and a range of leisure and wellness amenities.
That makes sense for buyers who place a premium on location and ease. Someone choosing Business Bay may care less about a quiet suburban setting and more about reducing travel time, living close to work and having a furnished home ready to use.
Evora takes a more residential approach
Evora Residences in Al Furjan is aimed at a different lifestyle.
The 10-storey project comprises 77 one, two and three-bedroom apartments, with smart-home automation, solar panels, balconies and amenities designed around day-to-day residential living.
Sanpal summed up the concept when the project was launched:
“With Evora Residences, we focused on blending the energy of city life with the calm of a residential retreat.” (anaxdevelopments.com)
That is a noticeably different proposition from V-Suites. Al Furjan lends itself more naturally to buyers looking for a neighbourhood feel, more residential surroundings and homes designed for longer-term occupancy.
The distinction is important. Not every buyer looking at Dubai property wants the same version of luxury.
ELLE Residences moves into branded waterfront living
ELLE Residences on Dubai Islands moves ANAX into another category again.
Following ELLE’s residential debut in Miami, the fashion and lifestyle brand partnered with ANAX for a Dubai Islands development focused on branded waterfront living.
Here, the appeal is less about central-city convenience or neighbourhood living and more about design, branding and the waterfront experience.
For an international buyer, that can create a very different emotional proposition. The property is not simply being sold as an apartment in Dubai. It is being positioned as part of a particular lifestyle, with the ELLE identity helping define the project before the buyer even steps inside.
One developer, several audiences
The pattern across the portfolio is straightforward.
V-Suites speaks to the urban professional and investor. Evora is closer to a residential and family-oriented product. ELLE Residences targets the branded luxury and waterfront segment.
ANAX is now adding Kyomi Residences in Warsan Fourth to that mix, while the company says future locations include Meydan alongside its existing presence in Business Bay, Al Furjan and Dubai Islands. (anaxdevelopments.com)
That suggests Sanpal’s strategy is less about finding one successful concept and repeating it than matching the property to the location and the buyer.
In a market with an expanding supply of new homes, that distinction could become increasingly important. Buyers have more choice than ever, and the developments that stand out are likely to be those that know exactly who they are being built for.
